How to use this UAE VAT calculator

Choose your calculation mode

Use Add VAT when you have a price before tax and need the final billable amount. Use Remove VAT when you have a VAT-inclusive figure — such as a total on a supplier invoice — and need to know the underlying cost. Use Multi-Item Invoice when preparing a quotation with several materials or services that need one combined VAT total.

Select the correct VAT rate

Most construction goods and services in the UAE fall under the 5% standard rate. Select 0% zero-rated / exempt only for specific categories such as qualifying exports outside the GCC, international transport, or the first supply of new residential real estate — check your specific transaction against FTA guidance if you are unsure.

Carry the figures onto your invoice or quotation

An FTA-compliant tax invoice must show the amount before VAT, the VAT rate applied, the VAT amount, your Tax Registration Number (TRN), and the total separately — not just a single combined figure. Use the three results together when drafting your invoice or client quotation, rather than quoting the total alone.

Your TRN must appear on every tax invoice
An FTA tax invoice without a valid Tax Registration Number for both the supplier and, above AED 10,000, the buyer does not meet the format requirements.
Registration is mandatory above AED 375,000
Businesses with annual taxable supplies over AED 375,000 must register for VAT. Voluntary registration is available from AED 187,500.
Watch for reverse charge on imported services
Services bought from a supplier outside the UAE are often subject to the reverse charge mechanism — the buyer, not the seller, accounts for the VAT.
Keep VAT records for at least 5 years
The FTA requires invoices, credit notes, and supporting VAT records to be retained for a minimum of five years — up to 15 years for real-estate related records.
